"Invest In Real Estate through your IRA"

The real estate market seems to stump us all in one way or another. Few people realize that they can use their individual retirement account (IRA) to invest in real estate. But Corey Salois, a broker for Dean and Leininger Real Estate in Kalispell, knows of the “hands-off” approach to buy and sell real estate within an IRA. This involves an “arms-length” process conducted through a holding company which Salois will explain during her June 5th presentation.  This is a meeting you will want to attend and tell your friends about too!

According to Michael Blend, founder of the Flathead Investment Club, once you know the steps to take, it is fairly straightforward to get started in real estate investment. Blend got his start in Montana in 1995 when he purchased a fix-upper for himself in Columbia Falls. He has since bought and sold dozens of properties in the Flathead Valley, including various types of residential and commercial properties. Blend shared with members his method of selecting investment property, his analysis process prior to and during escrow, and the methods which he uses to minimize risk in buying property.

Blend is also a general contractor and owner of Blend Design & Build, a construction business. He has worked as a general contractor for the last 26 years.  For the last three years he has focused his business on building income property for various partnerships he has assembled.  Blend has developed residential and commercial subdivisions and works with difficult-to-develop properties.

Exchange Services accomodate tax deferrals

Catherine Workman from Exchange Services explained the 1031 exchange rules and types of real estate exchanges possible. According to the 1031 code, no gain or loss shall be recognized on an exchange of property held for productive use if such property is exchanged solely for property of like kind. Any property other than a principal residence or dealer property can qualify. However, the transaction must be conducted by a qualified intermediary, which is where Workman comes in. She can exchange up to three properties of fair market value and can process all kinds of exchanges, including those requiring improvements.

Workman has completed thousands of exchanges and is a member of the Federation of Exchange Accommodators. Consequently, she is well versed in the time constraints for identifying replacement property and for processing the exchange.

Real estate market bright for savvy investors

Paul Wachholz, founder of Coldwell Banker Wachholz and Company, discussed the status of the real estate market in the Flathead Valley. “We have a lot to look forward to and really haven’t seen anything yet,” he stated, alluding to even more growth ahead despite the recent slowdown in the housing market. However, he admitted, “amateur hour” is over, with better projects setting the bar even higher. Well designed projects with adequate infrastructure are going to be the norm, so investors need to do their homework, but still need to look out for costly delays in the planning process.

Wachholz also expressed enthusiasm for the networking role of the Flathead Investment Club. “There are two sorts of people in this world, those we know and those we haven’t met yet,” he added.
