LEASE TERMS: Two Year Lease at $1100/month for the lease term. After the second year automatically becomes a month-to-month agreement at market rate rent for a comparable home. Security deposit for lease shall be $1000.
OPTION TERMS: Two Year Option Agreement. Total Non-Refundable option fee of $5,000. $2000 payable up front and $3000 payable after one year. Optionee may exercise the Option to purchase after the first year. Optionee may not exercise the option during the first year. Option price to be $209,900 if notice to exercise is delivered between the first of the 13th month and the end of the 24th month. Upon notice to exercise option the Optionee will have 60 days to complete the purchase.
100% of the option fee will apply to the down payment plus 50% of the rent will apply toward the purchase. The $1000 Rental security deposit may be applied toward the down payment. Optionee has 60 days after the completion of the second year to exercise the option.
Optionee is responsible for all maintenance and any repairs that cost under $500 per repair. Repairs that are approved by the Optionor in advance that exceed $500 shall be split equally between the Optionee and the Optionor.
If you choose to purchase the property immediately the price will be $209,900.
